During my many years of Real Estate experience going back to 1967, I have witnessed many transitions within the industry. One of the most dramatic was when the RE/MAX organization came on the scene in 1973. At that time, Dave Liniger left the Realty Executives organization and formed RE/MAX over a napkin in a restaurant.
I was one of the original regional owners when I purchased the RE/MAX regional franchise for Southeastern PA in January 1978, and then purchased the rights to Delaware in 1983. During my time with RE/MAX, I opened and owned 4 offices and sold hundreds of RE/MAX franchises.
We were successful in selling franchises because we had the mouse trap that attracted great brokers and agents. We were offering 100% commissions to agents. We turned the entire industry upside down. We overwhelmed our competiton and captured the market, selling tens of thousands of homes a year. Those were the years!! We doubled agent count year after year. When you are able to attract the most productive agents from the competition it does not take long to capture market share.
The secret to building a successful company is to hire the best sales force. How is that accomplished? It's simple, pay someone what they are worth. If you're willing to give it all away. i.e, 100% commission in return for the agent helping to pay part of the overhead and a set monthly management fee, it is easy to show the difference in potential income to the agent.
Over time, things in any company change. Greed sets in and brokers deviate from what they originally purchased. Too many franchises are sold in a given area. Then it's all about the Brand. Franchisees in all real estate companies are buying the brand thinking that there is strength in numbers. While this is true; however, the reality is that there are only so many truly qualified top producers to recruit.
What happens next is the fact that the existing franchisees start to recruit from each other. It is eat or be eaten. That is still going on today. That is why many of the so called "big dogs" are dropping their company affiliations and going back to their own brand or going to work selling real estate rather than subsidizing unprofitable business ventures. The real estate industry is starving for revenue/cash flow, every firm is under attack or are attacking.
